My Landlady is borderline

My mother was borderline.
I recently moved, Oct 1, and my new 83 yr old landlady is constantly, almost daily, violating my renters right. She has been threatening to evict me or give me notice since October 4th. Yesterday she did it again and said she won’t cash my check. That’s fine. I’ll win in court. But she’s abusive and it’s making me crazy as she makes up things that aren’t true. Constantly threatens me and is totally unreasonable.
She insists on painting on my property, right outside my door and in my windows, every day from 9-5. She doesn’t give 24 hours notice. Only paints for two hours. I never know what time she’s coming and I run a dog boarding business. If I lock the gate she manages to get over it ! It’s getting cold here so she will not be able to paint much longer. But it’s been a month with NO PRIVACY. I cannot afford to move until spring. I’m considering putting barbed wire atop the gate. Ugh.

Hi there,
When people are trespassing on my property, I will take pictures of them and their license plates if they parked a car on my property. Nine times out of ten, they will quickly leave without a word, because they know they are trespassing and I have evidence. Document, document, document. They might complain that I’m taking a picture without their consent, but I can say they are on my property without my consent.

If someone lacks emotional intelligence consequences are the only deterrent. I'd keep good evidence of her ignoring your requests to stop this behaviour so you've then got the option of reporting her to the Police (consequences). But if she does have BPD then she may well escalate and become vindictive.
Possibly she's just lonely or afraid of having a heart attack when no one's around, which could be another reason she does this. But moving out to your timetable (rather than letting her evict you) is your other option.
